A solicitor referred this client to us following several unsuccessful attempts at property purchases, which regrettably turned out to be ill-advised decisions. After months of searching, encountering multiple higher bids, and making offers on a few properties from which the solicitor later advised them to retract, the couple was convinced to seek our guidance.

Their primary objective was to purchase their first home in a prime location, anticipating substantial equity growth over a 5-6 year period, thereby enabling them to upgrade.

Upon analysing their financial situation, their targeted suburbs, and their upgrade aspirations, we identified a significant issue. Two of the suburbs they were keen on were beyond their budget. Misled by underquoting practices of certain selling agents, they had mistakenly spent months chasing properties that, in reality, far exceeded their financial reach.

We guided them to recognise their actual purchasing capability, refining their search to suburbs that not only met their living preferences but also held solid growth potential. Remarkably, just three days into our targeted search, we identified a property that felt just right—a charming home in a desirable location.

However, the advertised price range of $720,000 - $750,000 raised concerns. In that suburb, properties typically sold for $15k-$40k above the upper end of such estimates. Given this, our clients were initially hesitant, fearing the property might exceed their budget of $735,000.

Our price analysis indicated the property's value was between $715,000 and $730,000. With the property having been on the market for 52 days, we deduced that the vendor had inflated expectations due to their significant investment in renovations. Further analysis confirmed that the seller's agent had set an overpriced range, a misjudgment we promptly identified.

Armed with this knowledge, negotiation commenced at $715,000 and successfully secured the property at $720,000, a considerable $45,000 below the vendor's expected $765,000. While this was not ideal for the seller, it was a tremendous win for our client.

Impressively, it took only 7 days from the time the client engaged us to the acceptance of their offer.

The client was over the moon with the house, price, and our efficient purchasing process.
